MIAMI, Florida, November 8, 2026 - Medro Advisors today outlined five questions commercial property owners should resolve before relying on a loan extension as part of their refinancing strategy.

An extension discussion, a contractual extension option and an effective change to the loan's maturity are different stages. Owners need to establish which stage applies before committing their remaining time and cash.

The review focuses on five questions:
  1. What does the agreement permit?
Have qualified counsel review the loan documents and amendments. Determine whether an extension is an existing contractual option or requires a new lender agreement.
  2. When and how must notice be delivered?
Identify the notice deadline, required delivery method and recipient. An internal planning date does not replace a contractual requirement.
  3. What conditions must be satisfied?
Check the actual agreement for fees, principal reductions, reserve requirements, financial tests or other conditions. Do not assume that making scheduled payments alone qualifies the loan for an extension.
  4. What confirms the revised maturity?
Track required approvals, documents and payments. Continue planning around the existing maturity until counsel confirms that the extension is effective under the applicable documents.
  5. What will the additional time accomplish?
Define the leasing, operating or capital milestones needed for a workable refinance or sale. Compare the extension's total cost with other available paths, including bridge financing, additional equity or an ownership decision.

Federal banking agencies' 2023 commercial real estate workout guidance supports prudent accommodations following a comprehensive borrower review. It does not guarantee an extension or establish a particular private lender's requirements.
