According to Florida Statute ยง 723.075, an association's representative power is contingent upon securing the written consent of a 51% majority of homeowners. Siri Properties contends that without this verified mandate, any legal agreements or changes to a community's Prospectus arising from unauthorized representation are "facially voidable," which could create a "cloud on the title" for residents' leasehold interests.
