Westchester County is seeing a growing wave of New York City buyers in early 2026 as hybrid work, rising housing costs, and a better quality of life continue pushing families out of Manhattan and Brooklyn.

According to Hudson Gateway Multiple Listing Service data, single-family homes between 2,000 and 2,500 square feet sold at median prices of $902,500 in January 2026, $999,000 in February 2026, and $920,000 in March 2026 across Westchester County. For many buyers leaving Manhattan or Brooklyn, comparable space in New York City is either unavailable or significantly more expensive.
WHERE BUYERS ARE MOVING
White Plains continues attracting buyers looking for walkability and direct Metro-North access. Tarrytown, Dobbs Ferry, Irvington, and Hastings-on-Hudson remain popular for Hudson River village living, while Scarsdale, Ardsley, and Pleasantville continue drawing buyers focused on schools, neighborhood feel, and commuter convenience.
