Historic 1878 Melrose Property on 24+ Acres Successfully Sold After Strategic Market Approach
eTradeWire News/10834642
A 4,000+ square foot home on 24.71 acres required patience, market insight, and strategic adjustments to successfully reach closing
TROY, N.Y. - eTradeWire -- I recently had the opportunity to sell one of the more unique properties I've worked with - a historic home in Melrose, NY, originally built in 1878 and set on 24.71 acres.
With over 4,000 square feet of living space, the home offered a rare blend of original character and modern updates. From its size to its setting, it was the kind of property that stands out, but also one that requires the right buyer and the right strategy to bring everything together.
And this one was a journey.
Like many homes in today's market, it didn't follow a straight path. We received feedback, made adjustments, and had to stay flexible along the way. Instead of pushing against the market, I worked closely with the seller to reposition the home and respond to what buyers were telling us.
That shift made all the difference.

We were able to secure the right buyer and successfully bring the property to closing, allowing my seller to move forward with their next chapter.
This sale is a great example of how today's real estate market requires more than just listing a home. It takes strategy, patience, and the ability to adapt - especially with unique properties that don't fit into a standard box.
I continue to help buyers and sellers throughout Rensselaer County and the Capital Region, including Melrose, Sand Lake, Averill Park, Troy, and Albany.
If you're thinking about selling - especially a home with unique features, land, or character - I'm always happy to talk through your options and help you build a strategy that works.
