The landlord, TRPF Airtex Commerce Center, was represented by Brian Gammill, Darryl Noon and Craig Bean of Transwestern. Ben Condara, John Nicholson and Robyn Hurrell of Colliers represented the tenant, Power Electronics USA, in the transaction.

Airtex Commerce Center is a new Class A industrial facility located on Airtex Drive with close proximity to FM 1960 and Beltway 8. The rear load building has ample parking and trailer storage.

Founded in 1987 in Spain, Power Electronics was the first company to design and manufacture a static starter. In 2014 they created Power Electronics USA and in 2017 pioneered the first medium voltage central-string inverter with up to 3.8 megawatts.
