2026 Independent Guide To Vero Beach New Home Builders
eTradeWire News/10841608
New buyer resource explains who is building in Vero Beach, what model home pricing really includes, and why unrepresented buyers don't save money.
VERO BEACH, Fla. - eTradeWire -- The 2026 comprehensive guide to Vero Beach new home builders is live, giving buyers an independent look at the area's new construction market before they ever set foot in a model home.
New construction is a major force in the Vero Beach market, with more than a dozen builders active across Indian River County and new homes ranging from the high $200,000s on the mainland's west side to well over $2 million near the ocean. National names like D.R. Horton, Pulte, Meritage, and Lennar are building alongside longtime local builders such as GHO Homes, plus custom builders serving the barrier island.
The guide covers who is building where, how builder pricing actually works, and the questions buyers should ask before signing a builder contract. It also addresses the most common misconception in new construction: that walking into a sales center without an agent earns the buyer a discount.

"The friendliest person in the model home works for the builder, not for you," said Jon Sterling, a top Vero Beach Realtor. "Builders price their homes with a cooperating commission already built in. If you register without your own agent, you pay the same price and give up the one person in the transaction whose job is to protect you."
The guide walks buyers through lot premiums, design center upgrades, preferred lender incentives, and the value of an independent inspection on a brand-new home, including a pre-drywall walkthrough before the walls close up.
"A new home is still a home someone built on a schedule," Sterling said. "You want your own inspector looking at it and your own agent reading the contract. Both of those things are easy to get and buyers skip them all the time."
The new home builders guide is part of a larger library of local resources on Sterling's site, including a guide to Vero Beach new home builders (https://jonsterling.com/vero-beach-new-home-builders/), Vero Beach communities and neighborhoods, and a complete Vero Beach relocation guide for buyers moving from out of state.
